Title Consulting & Support

My expertise is utilizing experience of the internal title industry, by sharing and teaching my gained knowledge on the what's, why's and how its done. I am skilled in all positions of the title industry. My experience and knowledge gives assurance to all parties that the transaction will be handled with care and professionalism. Title Licensed in FL & VA, with experience in DC & MD.

Operations & Consulting

I have expert knowledge of title, procedures, and its internal operations. I can assist with streamlining your work flow while customizing it to your company's personal needs.

Qualia administration and troubleshooting can be time consuming on your part. I am skilled with its settings and the managing the use of this software, to include customizing documents and reports, creating transaction specific folders and templates, contact data entry, set up smart actions and more.

Training Program

Position and departmental training. Regardless of the specific position being hired for, this initiative includes the workflows of all department procedures and understanding what aligns with that position. Upon completion of training, services will include after training monitoring and help-line support.

Department Support

Fulfillment of temporary positions and roles to include opening of contracts, processing, underwriting, curating, post-closing, and closings. Experienced with sales, new/converted construction, 1031 exchanges, foreclosures, short sales, refinances, bridge, and investments transactions. Coordination and obtaining all closing requirements and briefing of title to/from all parties, from opening, processing through closing to post-closing.

Independent provider of closing and its notary services. Experienced and knowledgeable in closing of all types of sales, purchase loans, refinances and cash transactions.

Founder-CEO, "Mani" Manilay Sarivannara, established Guiding Title Inc. in 2023.

I grew up in Arlington, Virginia, raised in the tri-state area, District of Columbia, Maryland, Virginia (DMV), and now a Floridian.

My credentials include diversity in the real estate industry with over 20 years of experience in title, and over a decade as a Realtor*.

I am dedicated to providing excellent business-to-business-to-customer services. New or seasoned in this industry, my focus is to guide and collectively work along one another for a common goal, purpose and consummation.
